How are leads generated and distributed? The single most important question. Find out whether leads are team-generated or agent-generated, how they’re distributed, and whether you’ll have a consistent pipeline from day one.
2. What does the training program look like? Ask about frequency, format, and content. Weekly in-person training on current market skills is very different from a monthly Zoom check-in.
3. Will I have a dedicated mentor? Not just a team leader who’s busy with their own production-a mentor who knows your goals, reviews your numbers, and helps you develop.
4. What’s the split structure-and what do I get for it? Don’t just compare splits. Compare what you receive: leads, marketing, tech, admin support, mentorship. A higher split with no support often nets less income.
5. What technology and tools are provided? CRM, marketing platforms, transaction management, social media tools-these should be included, not add-on expenses.
6. How does the team handle marketing? Is there a team marketing budget? Who creates your listing materials, social content, and advertising? Or is that all on you?
7. What does a typical agent’s first year look like? Ask for real numbers. How many transactions do first-year team members close? How does that compare to their production before joining?
8. Can I talk to current team members? Any team worth joining will gladly connect you with current agents. Pay attention to their energy, satisfaction, and willingness to share.
9. What’s the team culture actually like? Culture shows up in the details: how wins are celebrated, how challenges are addressed, whether agents compete or collaborate.
10. What happens if it’s not the right fit? Understanding the exit terms shows you how confident the team is in their value. Teams that deliver don’t need to lock you in with restrictive contracts.
